COSTS/FEES PAYABLE BY THE TENANT

Once an proposed tenancy with Woolridge Evans is agreed, a holding deposit equivalent to one week’s rental for the property is due in order to secure the tenancy (subject to landlord approved references and contract), this one week deposit payment will then be deducted from the first month’s rental payment due before the commencement of the tenancy.

– For tenancies with an annual rent of less than £50,000 the deposit is equivalent to 5 weeks rent
– For tenancies with an annual rent of £50,000 or more the deposit is equivalent to 6 weeks rent.
Tenants will not be liable to pay any other costs or fees relating to the tenancy.

COSTS/FEES PAYABLE BY THE LANDLORD

– Landlords Let-Only Service Fees on a Sole Agency basis 10% + VAT of the gross rent; 6% + VAT of the gross rent for all subsequent renewals
– Let Only Service Fees on a Multiple Agency basis 12% + VAT of the gross rent; 7% + VAT of the gross rent for all subsequent renewals Lettings only service
– Let & Management Service Fees on a Sole Agency basis 14% + VAT of the gross rent; 8% + VAT of the gross rent for all subsequent renewals Let & Management Service Fees on a Multiple Agency basis 15% + VAT of the gross rent; 10% + VAT of the gross rent for all subsequent renewals

Prices are for guidance purposes only as we use a third party independent inventory companies that set their own rates. Inventories for furnished properties will charge a higher cost. All costs will be confirmed before a new tenancy commences.

– Energy Performance Certificate – £90 + VAT

– Gas safety certificate – £80 + VAT

– Electrical Safety Checks Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the electrical installations in their property inspected and tested by a qualified tradesperson, at least every 5 years. A copy of the electrical safety report must be given to the tenants, and to the local authority if requested. The Regulations apply to new tenancies from 1 July 2020 and existing tenancies from 1 April 2021 – the cost of this will range between £200-500 + VAT for a studio to five-bedroom house (this does not include any remedial or major works required to property which has had a safety check fail).
